A Brief Summary of Common Programs

HUD SUBSIDIZED PROJECT BASED SECTION 8:

  • Household gross income must be below 50% of area median income (AMI) to qualify.
  • Evidence of citizenship and/or eligible immigration status rules apply.
  • Income, assets & allowances are verified by on-site staff prior to move-in and, at a minimum, annually thereafter.
  • Tenant Rent is calculated by Site Manager and is based on 30% of household adjusted gross income, less a utility allowance.
  • Resident must inform manager of all income increases of $200 or more per month. Site staff re-calculate rent based on changes.
  • HUD subsidy remains with the property i.e. resident rent is subsidized only while they live at the property.
  • Requests for rent increases are sent directly to HUD and/or the Contract Administrator with a copy posted at the property for resident information. Rent increases do not affect resident rent.

HOUSING AUTHORITY SECTION 8 CERTIFICATES:

  • Rental subsidy is awarded & administered by the Housing Authority.
  • Household gross income must be below 50% of area median income (AMI) to qualify.
  • Evidence of citizenship and/or eligible immigration status rules apply.
  • Income, assets & allowances are verified by the Housing Authority prior to move-in and, at a minimum, annually thereafter.
  • Tenant Rent is calculated by the Housing Authority and is based on 30% of household adjusted gross income, less a utility allowance.
  • Resident must inform the Housing Authority of household income changes. The Housing Authority re-calculates rent & informs resident & Site Manager of changes.
  • Subsidy checks are mailed to the property monthly.
  • Subsidy remains with the resident and resident is able to take it with them when they move.
  • Requests for rent increases are sent to the Housing Authority 60 days in advance, with a copy mailed the resident. Rent increases do not affect resident rent.

HOUSING AUTHORITY PROJECT BASED SECTION 8 MOD-REHAB:

  • Rental subsidy is awarded & administered by the Housing Authority.
  • Household gross income must be below 50% of area median income (AMI) to qualify.
  • Evidence of citizenship and/or eligible immigration status rules apply.
  • Income, assets & allowances are verified by the Housing Authority prior to move-in and, at a minimum, annually thereafter.
  • Tenant Rent is calculated by the Housing Authority and is based on 30% of household adjusted gross income, less a utility allowance.
  • Resident must inform the Housing Authority of household income changes. The Housing Authority re-calculates rent & informs resident & Site Manager of changes.
  • Subsidy checks are mailed to the property monthly.
  • Subsidy remains with the property and resident only receives subsidy while they live at the property.
  • Requests for rent increases are sent to the Housing Authority. Rent increases do not affect resident rent.

HOUSING AUTHORITY SECTION 8 VOUCHERS:

  • Rental subsidy is awarded & administered by the Housing Authority.
  • Household gross income must be below 50% of area median income (AMI) to qualify.
  • Evidence of citizenship and/or eligible immigration status rules apply.
  • Income, assets & allowances are verified by the Housing Authority prior to move-in and, at a minimum, annually thereafter.
  • The Voucher (subsidy) amount is determined by the Housing Authority utilizing a specific formula.
  • Tenant Rent is based on the difference between the amount of the Voucher and the contract rent of the unit.
  • Resident must inform the Housing Authority of household income changes.
  • Subsidy checks are mailed to the property monthly.
  • Subsidy remains with the resident and the resident can take the subsidy with them when they move.
  • Requests for rent increases are sent 60 days in advance, directly to the Housing Authority with a copy to the resident. Rent increases may affect resident rent.

HUD SUBSIDIZED SECTION 236 PROGRAM:

  • Household gross income must be below 80% of area median income (AMI) to qualify.
  • If 30% of adjusted household income is greater than Market Rent for the specific unit, applicant will not qualify to move in.
  • Evidence of citizenship and/or eligible immigration status rules apply.
  • Income, assets & allowances are verified by on-site staff prior to move-in and, at a minimum, annually thereafter.
  • Tenant Rent is calculated by Site Manager and is based on the greater of 30% of household adjusted gross income OR Basic Rent.
  • Resident must inform manager of all income increases of $200 or more per month. Site staff re-calculate rent based on changes.
  • Requests for rent increases are sent directly to HUD and/or the Contract Administrator with a copy posted at the property for resident information. Rent increases may affect resident rent.

TAX CREDIT/MHP/CDBG/HOME/AHP PROGRAMS:

(State/County/City/Federally funded programs)
Note: Some properties may be regulated & monitored by more than one program/agency

  • Maximum income is set by the governing/regulating agency and is generally between 35% and 60% of median.
  • Residents pay a fixed amount of rent depending upon availability.
  • Income and assets are verified by on-site staff.
  • Residents may use their Section 8 Certificates & Vouchers obtained from the Housing Authority.
  • Maximum rent limits are determined by the governing agency.
  • Tax Credit Program has strict regulations and limitations on the admission of households that comprise entirely of full time students.
  • Rent increases directly impact the resident rent.
