Is Sunrise Assisted Living part of the Below Market Rate (BMR) Rental Program?

Yes. The BMR agreement for Sunrise Assisted Living of Palo Alto requires the provision of reduced price rental housing and services for 12 low income BMR residents.

What services does Sunrise Assisted Living of Palo Alto provide?

Sunrise Assisted Living of Palo Alto offers private rooms together with supportive services such as meals, social activities, scheduled transportation, weekly housekeeping and laundry and 24 hour staffing for seniors who no longer desire to live completely on their own. Sunrise also provides a solution for seniors who need some help with daily activities such as bathing, dressing and medication reminders. Sunrise focuses on wellness and keeping residents as independent as possible by providing a tailored plan of assistance.

What are the Sunrise Assisted Living BMR unit sizes?

There are 12 private BMR studios of approximately 330 square feet. Larger units for couples may be available at Sunrise’s discretion.

What are the BMR Program Rates at Sunrise Assisted Living?

$3,850 per month ($128 per day) is the BMR rate for “Basic” supportive services and housing.
Rates for additional care and services for BMR residents will be charged at a discount from Sunrise’s regular rates. Sunrise has agreed to charge BMR residents 70 percent of the regular rates for additional care and services.

What are the maximum income limits?

* AMI = Area Median Income for 2008 equals $105,500
** The income limit for families providing over 50% financial support will be 200% of AMI

What are the maximum asset limits?

The single asset limit for all applicants is $500,000. The BMR asset limits do not apply to families providing support.

Can family members provide financial support to a BMR resident at Sunrise Assisted Living?

Yes, however it depends on how much financial support the family members provide. If multiple family members provide financial support, but no one family member contributes more than 50% of the total support, then only the applicant’s income and assets will be used to qualify for the BMR program.
If one family member will be providing over 50% of the applicant’s support while living at Sunrise, then in this case, the total annual income of the household provided the applicant’s support cannot exceed 200% of AMI.
